Gardner Builders - Previous Office
Gardner Builders
Located at The Historic Rand Tower, 10th floor | Downtown Minneapolis
Square footage- 2,500 SF
Architecture by Gensler
Gardner’s office project encompassed both the preservation of original architectural nuances and the expansion of the space’s updated modern environment. Structural changes started with wall removal, expanding the conference room and doubling the already open work area. The original terrazzo floors and plaster ceilings were restored during build-out. The design of the space took care to incorporate the re-use of many recycled elements from previous projects.

One objective during Gensler’s office expansion was to showcase its design sense and capabilities in an open, welcoming atmosphere. A plank-style floating ceiling and full glass walls in the conference room give the space an airy, contemporary feel. A continuous red rug extends from the entry to the back wall of the office for a seamless flow throughout.

Square footage- 8,500 SF

The MSpace renovation required Gardner’s technical aptitude coupled with an understanding of the owner’s design vision. The majority of the project was built in advance of the delivery of the architectural wall systems. As a result, the construction team was required to build new soffits and ceilings to fixed dimensions dictated by the architectural wall shop drawings. Gardner’s ability to work with a great deal of precision culminated in MSpace’s modern space. The space features high-tech conference rooms enclosed by textured glass and bold, modern fixtures.
Outsell
Outsell
Located at Capella Tower, 32nd floor | Downtown Minneapolis
Sqaure footage- 17,184 SF
Architecture by Gensler
Our initial challenge was to construct a well-connected space marked by memorable “architectural brilliance.” Gardner Builders was selected as the general contractor for Outsell because of its ability to build an architect’s vision, evidenced by the space’s unique blend of functionality and artfulness. The result was an office focused on forging new lines of communication among associates, with the kitchen area – a communication hub – at the entrance of the office. Because Outsell’s pragmatic design is complemented by many artistic architectural nuances, not a single piece of art has been added post-construction.

Square footage- 29,600 SF

Owners Project Manager: PMC Project ManagementAn advantage of the RGA project was being selected during the pre-construction process which allowed us to gain valuable insight on the design early on in the process – especially important given RGA had selected Permasteelisa architectural glass walls and sliding doors. This specific wall system has extremely tight tolerances (less than 1/8″ deviation +/-). Gardner was able to be proactive in ensuring all floor and ceiling planes were within the specified tolerances. The result was a successful installation of the wall system with technical accuracy. The office follows a clean, linear sequence. The entry doors, ceiling, floor tile and boardroom doors all share the same center-line for perfect alignment with relationship to each other.
