PROJECT GOAL
Winthrop & Weinstine's vision included renovating and expanding their office space into six floors in just 8 months to enrich their firm's culture
Creating a space that strengthens connection and collaboration meant rethinking how people move, work, and gather, and a partnership with a builder equally committed to community and attention to detail.
A SPACE WITH PURPOSE
Every design choice reflects a commitment to thoughtful craftsmanship
An internal staircase connects the floors, while lounges, wellness areas, and employee and guest amenity spaces create opportunities to connect. More than 240 acoustically isolated offices and conference rooms support focused work, with cutting-edge technology integrated throughout.

By expanding its presence in downtown Minneapolis, Winthrop & Weinstine made a deliberate investment in its people, its clients, and the future of downtown. With Gardner’s founding office also located downtown, we understood the importance of that commitment—and the responsibility that comes with building in a place shared by so many other businesses.
Completing a major renovation in under a year was a challenge on its own. Doing it across six floors of an occupied high-rise required every decision to consider the people and businesses around the project. Noise, access, deliveries and building operations all had to be carefully coordinated. The result was a transformation that happened largely behind the scenes, allowing the building to keep working while Winthrop & Weinstine’s new workplace took shape.
CONTINUED PARTNERSHIP
After wrapping up the initial build, Gardner was selected to complete a 2,500-square-foot rooftop amenity space on the 15th floor
Together, the office and rooftop create a workplace that extends beyond the traditional office environment—giving employees and guests more ways to gather, connect, and experience downtown Minneapolis. This space includes 1,900 SF of outdoor areas and a 650 SF enclosed solarium, requiring significant updates to the building’s mechanical systems and steel structure.
