Project Goal

Precision construction for a complex medical ground-up build

For more than 40 years, HealthPartners has cared for the Apple Valley community. This new facility doubles the size of the old clinic, bringing even more services under one roof — from family medicine and pediatrics to cardiology, radiology, OB-GYN, urgent care, dental, optometry, allergy, and mother-baby care.

At its center sits a state-of-the-art imaging suite featuring Philips and Siemens equipment, including a Siemens MRI in a dedicated 2,050 SF suite.

Project Approach

Building value through collaboration and early planning

Gardner held two separate contracts on this project: the Core and Shell with HJ Development and the interiors with HealthPartners. Working closely with both owner groups, we were able to deliver regular budget updates through pre-construction and use value engineering to keep every goal within reach.

We led a unified design-build approach, bringing architectural, structural, and MEP services under one contract. Guided by Target Value Delivery principles, the team held regular workshops and maintained open communication, aligning community needs, budgets, and timelines at every step.

Overcoming the Obstacles

New development often means coordination beyond key players

Built on a former gravel mine site, the project brought new purpose to land serving the growing South Metro. It also required close coordination with the city to maintain reliable site access. While the city finalized a permanent road through the development, we installed temporary roads to keep construction moving and the project on track.
