Ground-up data centers are new to Minnesota, and Oppidan needed a trusted partner who understood the growing need and could navigate local regulations with care
Gardner Builders was proud to partner with Oppidan Investment Company on a new 61,000 SF build-to-suit data center on Argenta Trail in Eagan, Minnesota. The project represents a major investment in Minnesota's growing data infrastructure.
It is one of only two ground-up data center projects currently underway in the state, a distinction that reflects both the demand for this kind of facility and the trust placed in the team delivering it.
A Build-to-Suit Partnership

Oppidan serves as the landlord, directly financing and developing the facility in partnership with a tenant. This build-to-suit model tailors the space to the tenant's exact needs from the ground up. Gardner brings that vision to life, applying our expertise in high-performance, technically complex construction to a project where precision matters at every step.
Groundbreaking took place on June 5, 2025, with completion expected in 2026. Every phase is shaped by the standards this kind of work requires.
