Project goal

Zizzo was in need of a partner who could carefully approach bringing new life to 155 years of history

The space is composed of three buildings, each roughly 155 years old, that had been joined into a single structure over their long history. Our team approached the work with the care that a place this age deserves, preserving its character while preparing it for its next chapter.

Restoration on this scale asks for patience and precision. Gardner delivered both.

An open office with rows of desks, glass-walled meeting rooms, and wooden columns under bright lighting.
A bright meeting area with four white armchairs around a black table under a circular ceiling light.

A refreshed exterior

Simple upgrades refresh and unify the building exteriors

Outside, a fresh coat of white paint gave the building a clean, striking presence on the block, while 27 new lighting fixtures frame the structure and highlight its restored details after dark. Atop the building, a new rooftop terrace gives Zizzo Group a place to step away, host guests, and take in the city they call home, complete with a fire table that makes the space inviting long after the sun goes down.

Interior upgrades

Modern space for a creative team

Inside, Gardner built out 12,000 square feet of office space designed for the way Zizzo Group works. Conference rooms feature 70-inch touch-screen televisions, along with camera and microphone setups ready for digital meetings with clients anywhere.

One conference room even offers stadium-style seating, giving the team a bold space to gather, present, and collaborate.

A cozy workspace with mixed seating, wooden beams, and a window nook filled with cushions.
A sleek workspace with glass partitions, modern desks, and exposed ceiling ducts in a bright, open layout.
A contemporary office kitchen with a long communal table, tan chairs, and black cabinetry along the wall.
